3. Accomplish your goal. Don’t get sidetracked with unimportant conversations. Focus on getting the listing appointment.

I work with (Company) and understand why you're listing by owner with homes going so quickly right now. Is it still available? How are things going?
 
(If "great" congratulate them, If not, ask what they're struggling with right now and listen to what they have to say).
